We only show vacated apartments. If the apartment is occupied, we only offer virtual tours. Please request a showing and we will send you a link to pick your apointment date and time. Once your appointment is confirmed we will mee you at the building for a showing at your scheduled time. If you do not confirm the appointment or are more than 10 minutes late, we will consider it a no-show and cancel the appointment
Yes, you do have the option to rent the apartment sight unseen. Unless otherwise noted in the ad, all the photos and floor plan show are of the exact apartment
No. All of our apartments are unfurnished and we only offer 12 Month+ leases
. We allow cats. We do not allow dogs. All other pets would be on a case by case basis approved by management. We do not have any pet fees. Please ask about the pet policy for the building you are interested in to confirm the type of pets allowed. All pets must be approved by management. We follow all state & federal laws in regard to accomodation requests for ESA & Service animal .
The utilities policy varies from property to property. Please refer to the building on our website to confirm what utilities are the resident's responsibilities
The cost to move in is the first month rent, security deposit, prep fee, and application fee. We do not charge a pet fee or last month rent. The security deposit and prep fee are equal one month rent. We will pro-rate the first month rent to move in date. If you are moving in during the last 7 days of the month, we will require the first month pro-rated rent and next month rent at move in.
Income: Applicant's gross income (before taxes) must equal 2.5 times the rent. Roommates must have comined income of 2.5 times the rent. If you do not qualify financially, you MUST add a guarantor. A guarantor's income must be 4.5x time the monthly rent
Employment: Employment verification is required with either pay stubs or provide an offer letter
Credit History: All credit history must be satisfactory and current. Items that will be reviewed to determine approval include but are not limited to: credit history, check writing history, evictions, delinquent debt, judgments and bankruptcies.
Criminal History: We run a full criminal background check on all applicants and review all results.
We do not accept co-signers for criminal issues, or co-signers with delinquent debt.

Yes, our application and leasing process is completely online. If you do not have access to a computer, you are welcome to contact us via the phone and request an application be mailed to you.
We process completed applications in the order we receive them. Applicants with roommates or other adults are not processed until all the applications are received
Once we offer an apartment, the applicant has 48 hrs from the time the email offer was sent to accept and sign the lease. All leases require a security deposit and any other administration fees. If we do not hear from an applicant within 24hrs of the email sent, we will move on and offer it to the next applicant in line
You can pick up your keys on the day the lease starts. Please contact management and we will make arrangements for you to have access to your new apartment.
You will receive an email letting you know when your lease is ready for you to sign online. After you electronically sign your lease, you will be invited to log into your resident portal
The rent is considered late after 11:59pm on the 5th of the month. Please consult your lease for a description of the late fees
You can pay your rent online with a checking account, debit card, or credit card, or with a physical check (personal check, cashier's check, or money order) by mailing it to P.O. Box 1943, Palm City, FL 34991
We do not accept cash payments. Acceptable forms of payment are check, money order, debit card, credit card, or ACH payment through your checking account
It normally takes 2-4 business days after your payment is submitted for you to see the money withdrawn from your bank account. Management does not have access to resident's bank accounts and the resident is responsible for putting in all the information correctly
Residents can chose to get email confirmations of their payment and will see the payment posted with a transaction number on their portal.
You can contact your bank to issue a stop payment, or we can credit your account or issue you a papeer check once the payment clears our banking system (this time frame depends on your method of payment)
All maintenance requests need to be submitted online through your portal. If you do not have access to your portal, you may call the office at 772-783-3627. If you have an EMERGENCY, please call either the office or maintenance number. We process the work orders in a timely manner and the urgency of the problem

Please place a container under the leak or locate the water valve gehind the sink/toilet that is leaking and turn it to the closed position. In some cases, residents will need to turn off the water to the entire apartment.
Fire, flood, gas, no power, plumbing backups, no AC during the hot months, no hot water, and the fridgerator not cooling are considered emergency situations.
If you have a lockout, there is a $25 charge for maintenance to unlock your door. If there is no maintenance on staff or over the weekend, the resident would be required to call a locksmith. Only lease holders are given access if they are locked out.
No - maintenance is not allowed to touch or put resident's packages in their apartment.
Please check the batteries in your thermostat. Every thermostat, even hardwired ones, require two AA batteries
After the first year, in the renewal period, residents are required to give at least 30 days notice by the 1st of the month. The notice must be in writing, dated, and have signatures of all leasees. A sample is provided on the portal under 'Documents'. We only terminate leases at the end of the month and require the minimum 30 day notice.
You are required to provide written notice if you plan to vacate your apartment at the end of your lease or during the renewal term. Please refer to your lease for the exact requirements. Once you provide your notice, managment will send you instructions for cleaning and leaving your unit
Florida law requires all Security Deposit letters be sent 15-30 days from lease termination to the residents forwarding address. If the residents do not provide a forwarding address, it will be sent to the last known address (normally the apartment of resident). All letters are sent via certified mail.
You can leave your keys in the kitchen of your apartment or notify management. Residents must notify management in writing (email or text) that the apartment has been vacated and management can go into the apartment.
No. Anything left in the apartment will be considered abandoned and will be removed / disposed of. The resident will be charged for the removal of personal items. Anything left by the dumpster will be considered abandoned and the resident will be charged to remove it.
You are required to have power (FPL) and water on until the last day of your lease. If you turn off the power prior to your lease termination, management will turn it back on and charge you for it. Each resident is responsible to fill out and submit a mail forwarding request via the post office. Management does not have access to the mail boxes nor do we hold packages after a resident has left.

All mailboxes are owned by the USPS. We do not have access to them. Residents are required to go to the local post office and pay to have the box rekeyed when they move in. If you lose your keys, only the local post office can provide new keys
Please contact management during business hours. If the issue occurs after normal business hours, please email management or call the non-emergency police line. Depending on your location, most towns have 'quiet hours' that are enforced by the police. If you call the police, please ask the officer to write a report in case an eviction is required to be filed against the offender.
In most cases, yes. If you live at Hemingway or Vero Beach Place, Xfinity will need access to a locked room. We require 24hrs notice or at least one business day. If you have them coming on a Monday, we would need to know by 9am on Friday so we can confirm the schedule. We can not guarantee anyone will be available on the weekend.
If you are putting in line that requires an installation of a jack (ATT), residents are not allowed to have it installed where there is backsplash (cutting into the tile)
No building has reserved spaces for residents. For buildings that have parking pass, we do have marked guest parking locations and request all residents have their guests park there.
No. Several of our buildings have hurricane grade windows, but we do no board up the buildings. We have emergency procedures that can be found on the portal for each building. Management, like all of Florida, will keep on an eye on the weather and update residents on what is required (removal of items off porch etc).
No, but we highly recommend it. Each resident is responsible for their own personal property inside the apartment.
